For the painting or flooring contractor hired to apply or repair a coating on a concrete floor, the range of tools and possible techniques available for surface preparation can be extensive. Surface preparation methods can include anything from detergent scrubbing to acid etching to mechanical abrasion. Proper surface preparation is critical to a successful and long lasting coating job.

Several types of surface preparation methods can be used to prepare a concrete floor. While there may be no single “right" method, most jobs do have characteristics that can point you towards a method (or in some cases a combination of methods) that will provide better results than others.

Concrete Surface Grinding

Concrete surface grinders are used for concrete cleaning, leveling and removal of mastics, epoxies, urethane, paint, sealers and other coatings. They can also be used to smooth out uneven surfaces on floors, or remove glues and mastics left over after old floor coverings are removed. Specialized applications include terrazzo, marble, or granite polishing, and decorative concrete applications.

Crack Repair

Proper maintenance of concrete floors often involves crack repairs. Cracks in concrete floors are caused by a number of factors including temperature changes, changes in moisture levels, stress loads (such as heavy traffic or heavy objects), ground or building movement, the hydration process of the concrete slab when it is curing, or poorly placed control joints.

Cracks can also be caused when a concrete slab is poured on an unstable subsurface. Specialized crack chasing and joint cleanout saws are available to address just about any crack or expansion joint repair situation. Concrete cuts can be made with either hand-held or walk-behind saws.

Scraping Tools

Scraping tools, sometimes called strippers are useful in removing a wide range of materials from concrete surfaces. Using a variety of scraping blades or teeth, these machines remove thick coatings like epoxies and urethanes, adhesives, thinset mortar, waterproofing membranes, roofing material, and floor coverings such as VCT, carpet, marble or ceramic tile, vinyl, wood flooring, rubber and other materials.
